Hidden damage is where budgets explode. Repair planning should assume you will find something once you open up.
Before you lock scope, check:
- Moisture pathways: where water could travel, not just where it shows.
- Staining patterns: repeated marks usually indicate repeated cause.
- Softness and deflection: flooring bounce, wall softness, ceiling sag.
- Odors and corrosion: musty smell, rust, fastener corrosion, efflorescence.
- Adjacent systems: plumbing above, roof penetrations, exterior joints, drainage.
- Previous patch signs: mismatched paint, fresh caulk lines, new trim segments.
Technology touch: create a simple phone folder system:
- One folder per room or area
- Photos named by date and location
- A single note that lists measurements, observations, and “questions to answer”
- Marked-up photos with arrows and short labels
One clean documentation set can save hours of back-and-forth and reduce the chance you approve the wrong scope.
