Repair Cost Estimate Basics

This webpage is under a major update . . .

This site shares practical construction tips and ideas based on firsthand experience. It is not engineering or legal advice. Codes, permits, and safety requirements vary by location and situation. Verify locally and consult qualified professionals for structural, utility, and permit-related work.

Repair pricing gets messy because assumptions differ. Your job is to reduce assumptions.

When you compare estimates, focus on these cost drivers:

  1. Access and labor time: tight spaces, working at height, occupied property.
  2. Unknowns: hidden damage risk, open-up allowance, contingency.
  3. Materials and system matching: waterproofing layers, membranes, specialty fasteners.
  4. Protection and restoration: dust control, finish matching, cleanup.
  5. Testing and verification: water test, camera inspection, electrical testing.

Two quotes can both be “honest” and still be incomparable if one assumes minimal open-up and the other assumes broader replacement.

The fix is not arguing. The fix is clarifying scope, exclusions, and decision gates.
