Most repair disasters start as “small fixes” that were never defined. Repair planning is how you keep control when the issue has hidden causes, unknown access, and unclear scope.

Start with a simple owner-side planning loop:

  1. Name the symptom, then separate it from the cause. “Water stain” is a symptom. The cause might be roof flashing, plumbing, condensation, or exterior cracks.
  2. Decide urgency: hazard, active damage, or inconvenience. Urgency determines whether you triage now or plan first.
  3. Document the current condition before anything changes (photos, measurements, dates).
  4. Define a first-scope that is realistic: what will be opened, what will be repaired, what will be restored, and what will be excluded.
  5. Plan the sequence so you do not cover problems before they are verified.
  6. Prepare to price by giving contractors the same information set.

Owner-control rule: If you cannot describe the work in plain words, you cannot compare prices fairly.
