Repair Sequence Planning

This site shares practical construction tips and ideas based on firsthand experience. It is not engineering or legal advice. Codes, permits, and safety requirements vary by location and situation. Verify locally and consult qualified professionals for structural, utility, and permit-related work.

This webpage is under a major update . . .

Sequence is where owners lose money. The wrong order creates rework and hides evidence.

A safe default sequence looks like this:

  1. Make-safe and protect (stop active damage, isolate hazards).
  2. Expose and inspect (only as much as needed to confirm cause and extent).
  3. Correct the cause (the actual failure point, not only the cosmetic result).
  4. Repair damaged materials (structure, sheathing, substrates, fasteners).
  5. Restore finishes (drywall, paint, flooring, trim).
  6. Verify performance (water test, drainage check, smoke test, photos).

Planning tip: schedule “decision gates.” Example: you approve step 3 only after you see step 2 evidence. That one habit prevents contractors from covering unknowns too early.
